We are seeking an accomplished General Manager, Projects with a strong background in managing and delivering multiple complex education projects. This role demands a results-driven leader with a passion for delivering excellence, a collaborative mindset, and the ability to manage internal and external stakeholders effectively.

In this role, you will be a key contributor to the successful planning, coordination, and execution of projects from concept through completion. You will be expected to challenge delivery norms to achieve optimal outcomes while ensuring project goals are met within scope, schedule, and budget. A strong understanding of architectural or civil/structural or MEP disciplines, along with contract and contract administration knowledge, is essential.

Key Responsibilities

Leadership

• Lead the execution of the project strategic roadmap by developing and managing detailed project plans, schedules, and budgets.
• Provide weekly and as-needed project updates to the Director, including executive-level reports; escalate critical issues as required to ensure alignment with strategic goals.
• Lead value engineering and design optimization reviews to improve efficiency without compromising quality or compliance.
• Build a strong team by fostering trust, promoting open communication, inspiring a shared vision, mentoring team members, and empowering each to contribute their best in alignment with the GSG vision

Financial

• Review and monitor cost estimates, track progress claims, verify interim certificates, and coordinate timely issuance of payment responses.
• Monitor procurement schedules to align with project timelines and budget constraints.

Functional

Academics:

• Ensure design and construction activities align with educational operational needs and future flexibility of the facility.

Legal:

• Collaborate with legal and commercial teams to negotiate contract terms and conditions, ensuring alignment with project goals and risk mitigation.

Operations:

• Monitor project progress, manage risks, and proactively resolve issues to ensure timely and cost-effective delivery.
• Coordinate day-to-day activities of consultants, contractors, and sub-consultants across all disciplines on-site.
• Conduct comprehensive risk assessments and implement effective mitigation strategies throughout the project lifecycle.
• Prepare and maintain detailed project documentation, including status reports, schedules, budgets, variation registers, and post-project evaluations.
• Track and manage submissions and approvals from regulatory authorities, ensuring compliance with local codes and regulations.
• Oversee the implementation of the project’s Safety Management System (SMS); conduct regular site audits and ensure adherence to HSE best practices.
• Champion quality assurance and control processes to meet design intent, regulatory requirements, and client expectations.
• Ensure effective communication and collaboration between disciplines (architectural, structural, MEP) to deliver coordinated design and construction outcomes.
• Participate in handover processes, ensuring timely delivery of as-built documentation, operation & maintenance manuals, and training for end-users.

Finance & Projects:

• Define project scope, objectives, and deliverables; develop work breakdown structures and identify key milestones.
• Undertake feasibility studies and provide strategic recommendations on development concepts, site constraints, design options, preliminary program, and budgets.
• Prepare, manage, and oversee the procurement process for consultants, suppliers, and contractors, including drafting tender documents, managing invitations to tender, and conducting bid evaluations.
• Facilitate prequalification of contractors and suppliers, ensuring adherence to procurement policies and compliance with client and project requirements.
• Oversee contractor and consultant selection processes, providing recommendations to the Director and ensuring transparent and fair evaluation.
• Monitor consultant and contractor performance against KPIs and contract deliverables; initiate corrective actions as necessary.

People Focus

• Engage with key stakeholders, including clients, government authorities, and end users, to build strong working relationships and manage expectations.

Job Requirements

• Minimum 15 years of progressive experience in project management within project development or construction, with a focus on education projects, including at least 5 years in a mentorship role overseeing a team of project managers.
• Demonstrated success managing at least one full lifecycle school or education-related project.
• Strong expertise in budgeting, cost control, contract administration, risk management, and regulatory compliance.
• Deep familiarity with all project lifecycle phases, from concept through to handover.
• Experience working with international contract forms such as FIDIC is highly desirable.
• Exceptional leadership, communication, and stakeholder management skills.
• Ability to thrive in a collaborative, fast-paced environment while maintaining a keen eye for detail.
