Founders’ Office – Market Research, Strategy & R&D | UniLiv

Location: Noida / Delhi NCR

Work Mode: Work from Office + On-ground Research

About the Role

We are looking for a sharp, curious, and execution-focused individual to join the Founders’ Office at UniLiv. This role will work closely with the leadership team on market research, on-ground intelligence, business strategy, competitor benchmarking, and new initiative development.

The ideal candidate should be comfortable stepping out into the market, speaking to customers, vendors, property owners, competitors, students, institutions, and other stakeholders to collect real insights. This is not a desk-only role. It requires a mix of research, field work, analysis, strategy creation, and execution support.

Key Responsibilities

Market Research & On-Ground Intelligence

• Conduct detailed market research across target cities, micro-markets, student hubs, PG clusters, co-living spaces, hostels, and institutional zones.
• Visit properties, competitors, colleges, vendors, and relevant local markets to collect ground-level insights.
• Study customer behaviour, pricing trends, occupancy patterns, demand drivers, and service gaps.
• Prepare structured reports from field visits with clear observations, data points, photos, pricing, and recommendations.

Strategy & Business Development Research

• Support the Founders’ Office in creating market-entry strategies for new cities, properties, and business models.
• Research new business opportunities, revenue streams, partnerships, and operational improvements.
• Benchmark UniLiv against competitors in terms of pricing, product, services, amenities, customer experience, and positioning.
• Identify gaps in the current market and suggest actionable business strategies.

Research & Development

• Work on new concepts, pilot projects, product/service improvements, and business innovation initiatives.
• Build research-backed proposals for new offerings, partnerships, customer experience upgrades, and non-bed revenue opportunities.
• Track industry trends in student housing, co-living, hospitality, campus management, F&B, technology, and consumer behaviour.
• Convert raw research into practical recommendations that can be tested or implemented.

Data, Analysis & Reporting

• Collect, organize, and analyze market data in Excel/Google Sheets.
• Create presentations, research notes, comparison sheets, and strategy documents for leadership review.
• Track key market indicators such as rental pricing, demand-supply gaps, competitor occupancy, amenities, service standards, and customer preferences.
• Present findings in a simple, clear, and decision-ready format.

Requirements

• 1–4 years of experience in market research, strategy, business development, consulting, startups, hospitality, real estate, student housing, or related fields.
• Strong ability to conduct on-ground research and interact with different stakeholders confidently.
• Good analytical skills with working knowledge of Excel/Google Sheets and PowerPoint.
• Ability to convert research into practical business recommendations.
• Strong communication skills, both written and verbal.
• Self-driven, street-smart, detail-oriented, and comfortable working in a fast-paced startup environment.
• Willingness to travel within the city and across markets whenever required.

Preferred Skills

• Prior experience in real estate, hospitality, co-living, student accommodation, consulting, or consumer research will be preferred.
• Ability to create market mapping reports, competitor benchmarking, and business strategy decks.
• Strong observation skills and ability to identify business opportunities from ground-level insights.
