About the Role
As the Lead – Home Acquisition for Goa, you will own and drive Staymaster’s property portfolio expansion across one of India’s most competitive and high-potential vacation rental markets. This is a senior, high-ownership role where you will set the acquisition strategy, build and mentor a team of acquisition executives, and be directly accountable for inventory growth, revenue contribution, and market share in the region. You will work closely with the leadership team to shape Staymaster’s supply-side strategy and position the company as the partner of choice for homeowners, builders, and developers across Goa.
Key Responsibilities
Portfolio Growth & Targets
Own the topline supply target for Goa, with direct accountability for onboarding new properties and driving meaningful supply contribution to Staymaster’s portfolio. Deliver consistently on monthly and quarterly inventory targets, with a clear focus on healthy QoQ growth in active listings across North and South Goa micro-markets.
Strategy & Market Leadership
Define and execute the supply acquisition roadmap for Goa, including micro-market prioritisation, pricing benchmarks, and supply models. Conduct structured market analysis on competition and identify whitespace opportunities to establish Staymaster as a leading player in the premium and luxury villa/apartment segment.
Lead Generation & Pipeline Management
Build and maintain a strong, qualified pipeline at all times through a mix of direct outreach, broker networks, builder tie-ups, referrals, and digital inbound channels. Drive healthy lead-to-onboarded conversion rates and compress sales cycles for both standalone homeowners and builder or developer deals.
Builder & Developer Partnerships
Own relationships with the top residential developers and villa project builders in Goa, securing exclusive or preferred management partnerships for upcoming and under-construction projects. Build a consistent flow of builder tie-ups that contribute meaningful unit volumes to the portfolio.
Negotiation & Commercials
Lead commercial negotiations with homeowners and developers, ensuring signed agreements meet Staymaster’s supply models. Ensure full contract compliance and zero leakage during onboarding handover.
Team Leadership
Build, lead, and mentor the Home Acquisition team. Set individual KPIs, run weekly pipeline reviews, and drive a performance culture with clear structures tied to onboarding, quality of inventory, and retention.
Relationship Management & Retention
Act as the senior point of contact for key homeowner accounts in the region. Ensure strong owner retention at contract renewal, and drive upsell of adjacent services such as interiors, styling, and compliance across the onboarded base.
Reporting & Governance
Own the Goa supply dashboard with weekly and monthly reporting to the leadership team on leads generated, site visits conducted, contracts signed, onboarding TAT, churn, and revenue per property. Present a monthly market intelligence report covering competitor moves, pricing shifts, and regulatory updates.
Qualifications
Bachelor’s degree in Business, Hospitality, Real Estate, or a related field; MBA preferred. Several years of experience in home acquisition, business development, or sales, with meaningful time spent in a team-leading capacity, preferably within vacation rentals, hospitality, proptech, or real estate.
Demonstrated track record of personally closing high-value deals and consistently exceeding aggressive targets. Deep familiarity with the Goa real estate and hospitality landscape, including established networks with brokers, builders, and HNI homeowners, is strongly preferred. Strong commercial acumen with the ability to build business cases, negotiate complex contracts, and work with unit-economics frameworks.
