We are seeking an Outsourced Property Accountant to join our Outsourced Services Accounting practice. This role will support real estate portfolios across commercial and residential properties, managing end-to-end accounting operations. We are looking for someone who thrives in a dynamic, growing environment and is committed to delivering exceptional client service.

The role involves handling accounts payable and receivable, bank reconciliations, monthly close processes, and preparation of financial reports including operating statements and cash flow statements. The candidate will ensure compliance with GAAP, manage fixed assets including depreciation and prepaid expenses, and support budget variance analysis for assigned properties.

Key Roles & Responsibilities

• Month-End Close:
• Manage full-cycle month-end close activities, including general ledger maintenance, journal entries, and reconciliation of sub-ledgers. Maintain a clear understanding of fixed assets and related schedules.
• Accounts Payable & Receivable:
• Process vendor invoices accurately and timely, manage tenant billings and receivables, and perform cash application and aging analysis.
• Bank Reconciliations:
• Prepare and review monthly bank and balance sheet reconciliations, investigating and resolving variances promptly.
• Financial Reporting:
• Prepare, analyze, and deliver monthly financial reporting packages, including balance sheets, income statements, operating statements, and cash flow forecasts for internal and external stakeholders.
• Property Accounting Operations:
• Maintain tenant ledgers, review lease agreements for accounting implications, and manage property-specific prepaid expenses, accruals, and depreciation schedules.
• Budgeting & Variance Analysis:
• Assist with budget preparation and perform monthly budget vs. actual variance analysis, providing clear explanations and insights.
• Compliance & Audit Support:
• Ensure accounting activities comply with GAAP and internal controls. Support onshore teams and external auditors during audits and reviews.
• Stakeholder Communication:
• Coordinate closely with property managers, asset managers, onshore teams, and third-party vendors to ensure timely and accurate financial information.

Requirements & Skills

• Education:
• Bachelor’s degree in accounting, Finance, or a related field.
• Experience:
• 2–5+ years of hands-on experience in property accounting, preferably within an outsourcing, real estate, or property management environment.

• Software Proficiency:
• Experience with property management systems such as Yardi, Intacct, Xero, AppFolio, MRI, or similar platforms, along with strong proficiency in MS Excel.
• Technical Knowledge:
• Solid understanding of GAAP, month-end close processes, fixed assets, prepaids, and accrual accounting.
• Soft Skills:
• Strong attention to detail, analytical mindset, ability to manage deadlines, and effective communication skills in a multi-stakeholder environment.
